Planning Drawings

This service's is primary purpose is the production of a pack of drawings suitable for submission to the local authority. This includes developing a minimum of 3 design options leading to a single preferred option. Typically this allows for a single application, however this strategy may  develop during the design process. Please note we cannot guarantee you will get consent.

This allows for the following activities;

• Measured survey for layout purposes

• Existing plans and elevations

• Design proposals with typically 3 options, leading to preferred option

• 3D massing model to aid elevational studies

• Advice on most appropriate planning strategy

• Workshop meetings

• Location and site plans

• Submission of drawings to local authority

• Dialogue with case officer during planning process

• Minor amendments required by planners to gain approval

• Response to letters of objection if required

In terms of timescales , typically planning is a 10 week approval process, 2 week validation, 8 week statutory period.

Tender Pack

This service's is primary purpose is the production of a pack of drawings suitable for issue to the market for costing. This includes developing the initial design drawings to include the necessary information to enable more robust costings.

The Tender package typically contains the following deliverables;

• Setting out drawings

• Lighting drawings

• Power and data drawings

• Fire Strategy drawings

• Drainage intent drawings

• Typical interface details

• Building regulations notes – Basic specification of elements, insulation, roof coverings etc.

• Project Specifics document – A document describing the project, proposed contract type, client and contractor supply items, H&S items etc.

In terms of timescales , typically is a 10 week process, as this requires the appointment of external consultants for additional information.
